EPDM Roof Repair Replacement

An EPDM roof may be the answer to your low-sloped roof or flat roof. Learn what this type of roof is made of, the advantages of this type of roof, and the best flat roof system in this guide. Weather Restoration Group is experienced in EPDM roofing.

What is EPDM Roofing?

EPDM stands for Ethylene Propylene Diene Monomer, which is a single-ply membrane that’s durable. It consists mostly of ethylene or propylene. You may hear the term “rubber roof” used. These roofs can last for 50 years or longer if they are maintained. They are highly flexible and versatile. You’ll often see them used in commercial situations. They are made up of four layers to be 100 percent waterproof.

The four layers:

  • EPDM elastomeric base layer
  • AFR fire retardant layer
  • FRM polyester fiber top layer
  • White EPDM roofing top layer, which is optional

An EPDM roof can include vapor barriers, fiberglass and reinforcements made of polyethylene. These roofs are built to withstand heavy environmental challenges, such as hail storms and high winds.

Thickness and Color Options

This type of roof comes in rolled sheets. They have three common thicknesses, which include 45, 60, and 90 Mil EPDM rubber roofing. Occasionally, you can find a 75-mil membrane. The thickness directly correlates to the resistance of the membrane to damage. Buildings in areas prone to flying debris or severe storms may choose a higher thickness.

The Difference Between White and Black Roofing

The color of EPDM roofing is determined by the ingredients that improve UV resistance. Black roofing has added carbon, which turns the UV rays into heat. With white roofing, titanium dioxide has been added to reflect the rays. In easy terms, black or dark roofing absorbs the heat while white roofs reflect the rays of the sun.

When making the decision about which color to use for your structure, you’ll want to think about the use of the building, the typical climate, and your overall heating and cooling costs.

Benefits of an EPDM Roof

EPDM is a cost-effective option for roofs and is suitable for almost any roof. It’s also easy and quick to install and the large rolls can cover more area in less time. Structural repairs are rare, but they are simple when they’re needed. If you experience any punctures or have a leak, it takes little time and tools to make the repair.

This type of roof is highly resistant and durable, especially the heavier thickness products. They can withstand the elements, such as snow, hail, heavy winds, and downed trees. They also provide optimal efficiency to help owners save money on heating and cooling costs. EPDM roofs have a long lifespan if they are installed correctly. An EPDM roof with 45 Mil can last for 12 to 15 years while a 90 Mil roof can be in use for 25 years or longer.

EPDM or TPO?

TPO, which means thermoplastic polyolefin, has gained popularity as a single-ply roofing material. Both it and EPDM roofing are eco-friendly for the environment. They come in different thicknesses to meet various needs and have a long lifespan. EPDM roofs have been around longer, which provides more information about their longevity.

Some distinct differences exist between the two. For example, TPO roofing seams use hot air to fuse them while EPDM roofs use tape for the seams. TPO reflects the sunlight while EPDM can retain heat or reflect the sunlight. EPDM is typically limited to black or white while TPO can be found in many other colors.

EPDM roofs are fastened with mechanical methods while TPO roofs use chemicals for attachment. TPO roofs are typically under warranty for 10 to 20 years while EPDM roofs have warranties that last for up to 30 years.
