PVC Roof Replacement
PVC roofs have been around for decades. Polyvinyl chloride roofing systems are most commonly used in commercial and industrial applications. They are known for their longevity, ability to hold up to severe weather conditions, and affordability for installation and repair.
What to Consider with PVC Roofs
Here are a few factors to think about when deciding whether to install a PVC roof:
- Longevity: PVC roofs can last for several decades if they’re installed correctly.
- Weather resistance: These roof membranes are resistant to heat, UV rays, and severe storms.
- Cost-Effectiveness: PVC roofs are cheaper to install because of their flexibility and lightweight nature, which can reduce labor costs.
- Repairs: Repairs to PVC roofs are relatively easy. Sections can be replaced without causing damage or impacting the rest of the roof.
- Efficiency: Some roofs are reflective, which can help to reduce the absorption of heat and make the building more energy efficient.
- Chemical resistance: PVC is resistant to chemicals, which can enhance its durability for industrial applications where it may be exposed to chemicals.
- Strength of seams: PVC roof seams are heat welded, which makes them watertight.
- Recyclable: Materials for PVC roofs can be recycled, which improves sustainability.
Consider your own needs, the local climate, and the choice of roofing contractor when deciding on a PVC roof.
PVC Membrane Roofing Basics
Like TPO and EPDM roofs, PVC is a single-ply membrane. This membrane consists of two layers. They are bonded to a scrim layer that has been reinforced with polyester. These membranes are usually light colored and deflect UV rays. PVC is a flexible material that is often used on flat roofs or those with a low slope. These roofs have a durability up to 30 years.
Installing a PVC roof takes several steps. Insulation board must be placed over the roof deck. Boards with an R-value of R4 to R6 are most commonly used. This insulation helps to reduce energy costs.
The installer may fully adhere the roofing membrane by gluing it to the substrate. This process requires a commercial adhesive and is often used on structures that require minimal penetration. They may choose to attach the membrane mechanically with screws and plates. This method is suitable for areas with severe weather. Induction welding is another option, heating the membrane over metal plates to create a strong barrier with less labor.
The next step is to weld the seams together to protect the structure from the elements. PVC materials come in a range of thicknesses and colors. You can even mimic the appearance of traditional roof shingles. Some products are fire-resistant.
Types of PVC Membranes
The standard PVC membrane features two layers with a polyester reinforcement between them. Additives are often used to improve flexibility. These products usually come with an Energy Star rating.
PVC KEE roof membranes are made of Ketone Ethylene Ester (KEE). They are made of a concentrated polymer additive and have an extended elasticity to increase the longevity of the roof. Fleece-backed PVC roof membranes make the installation process simpler because they can be rolled out on the roof. They are efficient while providing adequate protection. They are also resistant to severe weather, particularly high winds.
Layers of a PVC Roofing System
A PVC roof consists of multiple layers:
- The roof deck provide the foundation to attach the PVC membrane. Insulation is needed for all PVC roofs and is typically placed on top of the roof deck. Fasteners and plates are used to create a secure connection between the roof material and the roof deck.
- Adhesives are used to secure the PVC roof, depending on weather conditions and various other factors.
Flashing and sealants are necessary any place where you find a ventilation pipe or other pipe extending through the roof.

Choose a PVC Roofing Contractor
You’ll want to find an experienced PVC roofing contactor for your project. They should be experienced in the installation process, specifically with handling and sealing flashing around pipes and other sensitive areas. The company should be bonded, licensed, and insured and have experience managing projects. They should be certified by the manufacturer and be able to show pictures of completed projects. The company should also have experience with insurance claims.
